In addition, we work with an expanded local network of dedicated housekeepers and trusted maintenance contractors, allowing us to provide reliable and hands-on full-service management.

Earnings & Pricing

How much could my property earn?
Every home is unique, and earnings depend on location, size, amenities, and demand. We’ll provide a personalized revenue estimate based on historical booking data, local trends, and your property’s features. Our team uses dynamic pricing to adjust rates daily and capture the best balance of occupancy and income.
Our pricing tools analyze real-time market conditions, seasonal demand, special events, and comparable homes. We continuously update rates to stay competitive and maximize your return.
Owner payments and detailed statements are issued monthly, showing income, expenses, fees, and upcoming reservations. Owner income is paid when your statement is issued no later than the 10th of the following month. All concluded reservations for the preceding month are paid by EFT directly into your designated account. Our goal is to disburse your funds as quickly as possible and many times we can have your income in your account by the 2nd or 3rd of the month.

Guest Experience & Operations

Who handles guest communication and support?
We do! From booking questions to on-site assistance, we handle every interaction professionally and promptly. Guests also receive 24/7 support via text or phone during their stay.
We manage and coordinate all cleaning and home maintenance needs. Your home is assigned a dedicated housekeeper that handles all cleanings between guests. We also manage linens, restocking of consumable supplies, and guest essentials. For repairs or upgrades, we coordinate with our team of local vetted vendors and keep you informed every step of the way.
After every stay, your home is cleaned and cared for by the same dedicated housekeeper. Any issues are reported immediately so we can resolve them quickly and protect your property. In addition to cleaning between guests, we perform inspections for routine and preventative maintenance to uncover potential issues before they become a problem.

Owner Involvement

Can I still use my home?
Absolutely! You can block off dates for personal use anytime through your owner portal. We’ll make sure your stays are seamlessly coordinated with guest bookings and cleaning schedules. There are no limits to owner usage.
No. Our team manages all bookings, inquiries, guest communication, and check-in/check-out logistics.
You’ll receive monthly owner statements and performance summaries with key metrics like occupancy, ADR (average daily rate), and total revenue. We’re always available to review your results and discuss strategy.

Marketing & Visibility

Where will my property be listed?
We market your home across all major booking platforms including Airbnb and VRBO. In addition to our direct booking website, your home will also be cross listed on our sister companies’ website. We also partner with local agencies such as SLOCAL and Visit Morro Bay, and your home will be listed on each website appropriate to the home’s location.
Yes. Every home receives a full set of brand-new professional photos showcasing its best features, from stunning views to unique amenities. Select homes may also include an immersive Matterport virtual tour.
Guests newsletters, social media campaigns, and returning guest promotions encourage repeat visits and guest loyalty. We highlight seasonal offers, repeat guest discounts and promote Central Coast experiences to keep guests coming back year after year.

Contracts & Costs

What are your management fees?

We charge a competitive commission-based management fee that covers all our services. You’ll never pay hidden fees; everything is clearly outlined in your owner agreement.

In most cases, no, but every property is different. We’ll review your home’s setup and readiness for guests. In some cases, we may recommend or arrange upgrades such as bedding changes, deep cleaning, or amenity improvements before going live.
Our agreement includes termination terms with a standard notice period. No annual contracts, just a commitment to delivering real results and premium care.

Getting Started

How do I sign up?
Contact us today! We’ll evaluate your home, discuss your goals, and provide a custom income projection. From there, we will provide an owner agreement and once signed, we will jump straight into onboarding your home.
Most homes are guest-ready within 2-4 weeks, depending on photography, staging, and any initial setup tasks. If your home is already being managed by another company, we will discuss the transition and timeline specific to your home.

We make the transition simple, seamless and stress-free. We handle all the details so you can sit back, relax, and start earning right away. 

First, we conduct a thorough assessment and onboarding of your home to ensure it meets guest-ready standards. This includes a new set of professional photography, staging recommendations, and any needed maintenance or upgrades.

Next, we handle all listing setup, pricing strategy, and booking channel integration. Any existing reservations are honored, and we make sure your home is smoothly transitioned into our management system, providing peace of mind for both you and your future guests. 

Our team coordinates housekeeping, maintenance, and guest services so your property is fully prepared from day one. Throughout the process, you remain informed with clear timelines, regular updates, and access to your owner portal.
